Predictions for the housing market in 2021

As everyone will be going skint, is it a possibility that house prices will collapse and I'll be able to buy a house for £400?

anyone looking for a buy to let investment would be well advised to wait till the stamp duty holiday ends ,after all you pay stamp duty regardless , may/june may be a good time to buy as i feel it will be a buyers market then when the recession really hits in .

I would be surprised if there was any scope to increase interest rates, maybe for years to come.

I’d guess the housing market will flatten out after the stamp duty boom, unless they extend the deadline. Although conditions favour borrowers, the economy will take time to recover, and so will the market.

London is currently in a complete zombie state but the city has had a huge amount of work on it this year and is looking sparkling. They are well prepared for the opening up.

Friend of mine works for a company that does top quality kitchens. You know, the type that are never worth the money.

They already have some big contracts in the city next year. Offices being converted into apartments.

There will be a lot of that happening in London over the next few years. Companies won’t need the office space they had before as people start to work remotely more and more.

Whether that will alter the market much in London I do not know but hopefully will provide more accommodation that London needs.

I wouldn’t be surprised Leonard son, but it’ll probably only be temporary. In the long term property prices are pushed up by historically low interest rates.

Low interest rates mean that people can afford to borrow much more than they used to. Imagine the difference between paying back at 10% interest compared to 2%. How much more could you afford to borrow at 2%?

I don’t really expect a bad recession out of this unless Boris is even worse of a bungler than he appears. They’ll stimulate the hell out of the economy, because like homeowners, governments can borrow huge amounts of money at low interest too.

They might even lower interest rates further to stimulate the economy, further stimulating house price rises.

If there was a property price drop over the next 12 months, I’d personally pick this time to get in.*

Yea, 60k is good for old mining towns or Liverpool Blackpool etc.

Stretch it a bit more and clacton is ok . Fast trains to London should you need it.

Or just live in the States.

Yeah,we only pay an average rent here in San Francisco of about $3500 a month.

It hasn’t been solely down to stamp duty, it’s helped but where I am it wasn’t necessary to offer that incentive at the time. Larger, prettier market towns with some life in them will be the biggest winners from all this. London will always be No1, but theres no doubt the country will now become less big city orientated.

35 years ago I'd have been all over something like that.

Must be possible to pick up a Grade II listed ruin for peanuts then get it restored. English Heritage would probably cover a lot of the restoration costs.

It will be interesting. Expect loads of defaults on mortgages due to crumbling jobs and huge personal debts they can no longer service, effect of Brexit on foreign workers and foreign students, effect of Uni applicants needing accommodation if lectures are remote, effect of home working on once popular commuter belts when office use is heavily reduced.

Only way housing market is still bouyant is if someone is still buying homes. They are still out of reach for many new home owners price wise even if you are lucky to hold onto a job.

Would not be surprised to see the government buying back peoples houses from mortgage lenders next year and renting them back to people in some sort of scheme to stop homelessness, make them look like saviours and build a big property portfolio out of peoples misfortune they created.

I thought the arse would fall out of the market at the beginning of lockdown but it has had the complete opposite effect. Things round here are selling in a flash

When this is all done there will be a boom like no other. People will be out spending money like confetti and the economy will take off like a rocket.

Durham City is fucking expensive, Len. Very decent houses bought up and sublet to the students at extortionate rates.

Down the road, Boro, Sunderland will be cheap.
